SAXUM REAL ESTATE

From One Project to a Trusted Partnership

How precision fire protection on a flagship cold storage campus led to three major developments across the Southeast

Saxum Real Estate launched a strategic cold storage development platform to meet soaring demand for temperature-controlled logistics across high-growth U.S. markets.

Beginning with a multi-phase flagship campus in Texas, Saxum sought a fire protection partner capable of engineering life-safety systems that could perform in extreme cold environments while supporting high-density storage, rapid construction schedules and future scalability.

Core goals across all developments included:

  • Reliable fire protection in sub-zero environments
  • Support for tall racked storage and automated logistics operations
  • Infrastructure built for long-term durability and expansion
  • Consistency across multiple large-scale facilities

After the successful delivery of the Burleson, Texas campus, Saxum expanded its partnership with North American Fire Protection, awarding additional projects in Jacksonville, Florida and Ridgeville, South Carolina.

Value Delivered

North American Fire Protection became Saxum’s trusted fire protection partner by consistently delivering high-performance systems engineered specifically for the demands of cold storage logistics.

Across more than one million square feet of temperature-controlled facilities, NAFPCO provided:

  • Advanced preaction, dry pipe and ESFR systems designed for freezer environments
  • High-capacity fire pump and water storage infrastructure supporting rapid suppression response
  • Corrosion-mitigated systems using nitrogen generation and specialized materials
  • Optimized layouts protecting high-rack storage, cold docks, processing zones and offices

From the initial Texas development through two additional large-scale facilities, NAFPCO’s expertise, reliability and execution transformed a single contract into a long-term partnership supporting Saxum’s nationwide cold chain growth.

Scope of Services Across Three Developments

Saxum Burleson Cold Storage — Phase 1 & Phase 2 | Burleson, TX

NAFPCO delivered comprehensive fire protection across a multi-building, multi-phase cold storage campus exceeding 427,000 square feet.

Key systems included double-interlock preaction protection for freezer areas, dry pipe systems for refrigerated docks, wet pipe systems for offices, linear heat detection, thousands of cold-storage-rated sprinklers and dual 2,500 GPM diesel fire pumps with full hydraulic coordination, creating a robust life-safety backbone for one of Saxum’s flagship developments.

Saxum Jacksonville Cold Storage | Jacksonville, FL

Building on the success in Texas, Saxum again selected NAFPCO to protect a 333,000+ square foot Class A cold storage facility in one of the Southeast’s most connected logistics corridors.

The system featured multiple preaction and dry pipe systems, high-capacity diesel fire pumps, a large on-site water storage tank, linear heat detection and specialized high-bay freezer sprinkler technology, engineered for extreme cold performance while supporting high-volume distribution operations.

Saxum Ridgeville Cold Storage | Ridgeville, SC

For its Charleston-region logistics hub, Saxum partnered once more with NAFPCO to deliver fire protection for a 261,779 square foot temperature-controlled facility operated by Arcadia Cold Storage & Logistics.

The project included dual high-capacity diesel fire pumps, a 400,000-gallon water storage tank, specialized freezer preaction systems, nitrogen generators, wet and dry pipe zones, insulated and heat-traced mains and advanced detection, all purpose-built for sub-zero operating conditions and high-rack storage demands.
